Seller's Services

Our job is not to merely list your home or even sell your home. It is to OPTIMIZE the return on your largest asset -- your home.

Optimizing your price is a balancing act. On one axis there is time. On the other axis is money. If time is NOT an issue, you can try to maximize your money with a higher asking price. But, "time is money" as the old axiom states. More importantly, you want to be able to sell your home within a reasonable period of time so it does not become stale; that is, where the top producing realtors will no longer show it.

In order to optimize your return, we will work with you to get your home into showcase form within your parameters of time, effort and money. Our services to you as a Seller include:

1. We will prepare a written Competitive Market Analysis in order to identify the Optimum Listing Price based on your objectives of time and money.

2. We will review your entire property and make recommendations to "Dress your home to sell!"
a. We will arrange a storage unit in which you can store your excess belongings while your home is "on the market."

3. We will develop a customized Marketing Plan with which to advertise, promote and expose your home taking into consideration your needs for privacy.

4. We will place the internationally recognized CENTURY 21 sign on your property with your permission and subject to local ordinances.

5. Your listing will be featured on our performancerealtor.com website which is advertised locally, nationally and internationally.

6. Your listing will be given maximum exposure on the CENTURY 21 website as well as the MLS website.

7. We will host separate Open Houses for members of the Board of Realtors as well as for the buying public.

8. We will show your home to buyers who are financially PRE-QUALIFIED.

9. We will provide regular progress reports throughout the process and adapt our plans to your needs as best we are able.

10. We will submit to you ALL written offers, assist with negotiations and pre-settlement activities throughout the closing process as permitted by law.

11. Finally, we would welcome the opportunity to help find you your next home or get the assistance you need if it is outside of our own area.

Buyer Services

Too often Buyers are carted around from one listing to another as the Sales Agent "trolls" for a spark of interest. When you call us we will respond by LISTENING. We want to know what you are looking for, your timelines, your financial parameters, your lifestyle and what you have found most satisfying in your previous homes. With this "Brief" in hand, we’ll start an extensive search across the MLS service, our network of services and fellow realtors and even FSBOs. (For Sale By Owner) Our goal is to get you into a home that fits your lifestyle and needs.

But finding the home is just the starting point for the process. There are a myriad of steps in between finding the home of your dreams and closing. It is our job to add value throughout the process. For most buyers, this is the largest financial transaction of their lives. It is essential that the due diligence process be performed in an arduous manner. We are an advisory service in the broadest sense and we must be able to add value to your purchase.

Having mortgage lenders who properly pre-qualify you so you know your financial parameters prior to shopping for a home is a critical first step. Beyond that they must be professionals who can get you the best loan within reasonable terms, on time for closing!

Home inspectors that know this market and can guide and document the potential areas of concern whether that be with an older home or new construction.  Insurance companies require homes more than 20 years old to be inspected by a person who is both a CERTIFIED Home Inspector and a General Contractor (licensed in FL).

Thorough pest inspections, especially WDO (wood destroying organisms), is equally important here in Florida.

An area that is often overlooked is the quality of the air we breathe. Even a reasonably new HVAC (heating/ventilating/air conditioning) system can perform poorly. The EPA estimates that inside air is two to five times worse than outside air. Air conditioning is a closed system and it is easy to develop mold and spores in a system that is not operating properly. Our Air Analysis team is an important part of our Advisory Services Team.

The Closing Agent is another critical part of the team although that is often discounted because the good ones make it look as though it is easy to pull all the pieces together.

Others on our team include surveyors to layout the lot, insurers for both property and title, appraisers who are especially important in a rapidly inflating market and real estate lawyers. We will not refer you to a single source for these services but the ones who we make available work with us regularly and we know their level of competence.

An investment of this size is not only a business decision but it is a highly emotional decision for both buyer and seller. It is our job to take the stress out of it for you and to handle the negotiation with the seller so the transaction can be consummated in a manner acceptable to both parties.
